Welcome to the Heritage Homeowners Association Website! This website exists to serve residents with information about their community and to facilitate communication with Main Street Management LLC, the HOA management company serving Heritage residents.

Community Clean-up Day Thank you to all of the homeowners that came out for the Community Clean Up Day. The community really looks nice. Next Community Clean Up Day/s are July 30th and October 1st. Time is at your convenience. Grab some garbage bags and head out to the parks, common areas, the entrances, around the lakes, your neighborhood. A great family/friend/neighbor fun project.

ANY changes to the outside of your home that alters the appearance of the exterior needs the approval of the ACC Committee, i.e (but not limited to) shutters, patio, deck, fence, hot tub. A fine in the amount of $100.00 may be incurred by any homeowner who fails to obtain written approval from the Architectural Control Committee prior to commencing work. Refer to the DCC&R's for more information. www.heritagehoa.net Kevin Burdine, Chair NOTE: When/if you receive a letter from MSM to submit an ACC form for past work that is not on file, please comply and fill out an ACC form and send it in ASAP. We are only trying to update files. Spring/Summer/Fall Reminders: Open pit burning not allowed. Chimineas,table model fire-pits,fire pits with covers are allowed however, no wood, trash and etc. is allowed to be burned. Charcoal only. However, anytime, but not limited to, when fire,smoke and/or noxious smells creates a nuisance or hazard the fire shall be extinguished. Please be considerate of your neighbors. Heritage has many homeowners/children with health problems and burning is becoming a health issue for them. If the homeowner will not put out the fire contact the Franklin Police Department and your HOA Board. NOTE: The above is a State/City Ordinance that shall be followed when it comes to outside burning. Refer to the HOA DCC&R's. Also, an ACC request is required for all type of fire units.

Hi-way Lanes: Go to www.kidsbowlfree.com/hiwaylanes and sign up your kids for 2 free games per day all spring and summer. Program starts April and runs until October 31st.

Failure to Pay Dues: Dues are essential to fund the liabilities and maintenance of the community's common areas. When payments are not received from owners it places the HOA and management in the difficult position of sending those property owners to a collection attorney and a possible lien judgment. All of these unnecessary expenses cost the HOA more money and you put a major burden on the ones who do pay.

Judging for the Yard of the Month starts in May. All landscaping requirements are to be installed by April 30, 2011. Landscaping requirements are 8 bushes and one front yard tree besides the right away tree..Refer to DCC&R's for more information.

Thanks again to Jay for his great music and to Rushh for his great face painting. Thank you to Franklin Library and Big Brothers and Big Sisters for helping making NNO a success. Last but not least a big thank you to the Franklin Police, Franklin Fire Department, Sheriff Department and Franklin Animal Control for their partnership with Heritage. A great time was had by all.

Dues are essential/mandatory to fund the HOA, liabilities, maintenance, etc. PLEASE PAY YOUR DUES ON TIME! For 2011 due payment there are five (5) options to choose from as stated in the packets sent to homeowners by MSM. 1)One time cash due by January 15,2011 2) Two cash installment payments due by January 15, 2011 and April 15,2011. 3) One time credit card payment due by January 15, 2011 4) One time ACH payment due by January 15,2011 5) 4 payment ACH Option payment due 1/15,2/15,3/15,4/15 Fees do apply. it was brought up again to change the DCC&R’s. Some how there was a mis communication or mis-understanding by a homeowner. As the board stated before, the DCC&R’s at this time can not be changed. The developer will not approve or make any changes to the DCC&R’s. Please do not contact Mann or send a change request to Mann. However, if and when the time comes to campaign for changes there is a process in place to follow before any changes can be considered. When referring to the DCC&R's, Bylaws, etc. please be sure you have the updated/revised copies. ( Refer to the HOA Documents on the the website) Your board looks forward to serving the community and a successful 2011.

HOA Documents

For homeowners to take part in community functions, rent the clubhouse, vote, use common areas and swim at the pool, they have to be in good standing with the HOA. (i.e. paid up dues/assessments, fines, late fees, interest and no violations.) Please see section 8.2 of your covenants.


Pool Info


  • 2011 Pool Season will run from Saturday of Memorial Day week-end, May 28, 2011 to the Monday of Labor Day week-end, September 3, 2011. When school is in session the pool will be open on week-ends only. 2011 Pool Hours will be Noon-8:00 pm. Pool will be closed for the season September 6, 2011. For more 2011 Pool Information refer to the News&Events tab and Our Community tab.

  • The Homeowner shall accompany the homeowners visiting guest/s to the pool and the homeowner shall sign in all guest/s at the lifeguard stand. Homeowners at all times shall be present with their guest/s at the pool. Please read Heritage Pool Rules! Remember you/family/guest use pool facilities, pool slide and swim at your own risk. Parents please be responsible and monitor your children.

  • Lost tags are not replaced during pool season. Please wear all pool tags on your bathing suit or on your person for they are visible for the lifeguard.

  • Diaper wearing children shall wear swim diapers! NO swim diapers, NO pool privileges!

NOTE TO ALL RENTERS:
For all Clubhouse Rentals and Pool Membership Applications!! The homeowner is to fill out the Clubhouse Rental forms and/or the Pool Application and add at the bottom of the application. "Renter has the privilege to use the pool, clubhouse and common grounds at their own risk". For pool tags bring a completed Renter Property Information Form for use of pool along with the completed Pool Membership Application to the clubhouse, dates can be found on the community calendar.
